Google review excerpts from Utah clients.
“Had a client who needed ‘vacate notices’ served to tenants who were hard to find as they would come and go late at night, and never would answer door to avoid people. Hired Wasatch, they surprised tenants and served them late that evening.”

“There was so much to learn to get through the process and it was a HUGE relief to have Constable Jennings and Katy so well fill their roles”

“Matt has been absolutely great to work with and was instrumental in helping me navigate a situation with a very difficult individual who refused to pay for their actions.”

How we help
Four steps to possession

01
We help you pick the right notice.
Holdover tenant, tenant at will, or an occupant who never had a lease each start with a different notice. We’ll tell you which.

02
We post the notice.
Same as any eviction: photographed, GPS-stamped.

03
We serve the complaint and the order.
If they don’t leave, the court orders them out.

04
We remove them.
Sworn deputies restore possession and keep the peace.
Price
Same as any eviction
Unknown occupants can be named as “John Doe” and we describe whoever is there.
FAQs
Squatter removal questions
Is a squatter the same as a tenant?
For removal purposes, close enough. Someone who once paid rent or was let in as a guest has tenant protections. A stranger who moved in doesn’t, but the lawful way to remove either is the eviction process.
How fast can this happen?
The available procedure depends on the facts and the documents you have. Upload any signed enforcement order for review, or confirm the required procedure with an attorney before buying enforcement. A removal date cannot be promised before that review.
Will police remove squatters?
Sometimes, if there’s a clear break-in. Often they call it civil and leave. Constables are the civil-enforcement side.
