Serve the notice.
A 3-Day Notice to Pay or Vacate (nonpayment) or Comply or Vacate (lease violation). Nuisance, illegal activity, and no-lease situations have their own notices. We post it the next business day and send you the photo proof.

File and serve the complaint.
If the notice expires and they’re still there, you file an unlawful detainer complaint. We serve the 3-Day Summons and Complaint. Most cases end in default or a short hearing.

Serve the Order of Restitution.
Once the court orders the tenant out, we serve or post the order. Most orders give the tenant three days to leave on their own.

Lockout.
When the clock runs out, we meet you at the property, remove anyone still inside, and you change the locks. The eviction is complete. If they come back, it’s criminal trespass.

Can I just change the locks myself?
No. In Utah that’s a self-help eviction and the tenant can sue you for damages. The only lawful removal is an Order of Restitution enforced by a constable or sheriff.
How long does a Utah eviction take?
The notice runs three days. Service and the court’s timeline vary by county and by whether the tenant answers. Many uncontested cases go from notice to lockout in a few weeks.
