Google review excerpts from Utah clients.

“There was so much to learn to get through the process and it was a HUGE relief to have Constable Jennings and Katy so well fill their roles”

Marcus White, Google reviewer

“Had a client who needed ‘vacate notices’ served to tenants who were hard to find as they would come and go late at night, and never would answer door to avoid people. Hired Wasatch, they surprised tenants and served them late that evening.”

Frank Bell, Google reviewer

“Matt has been absolutely great to work with and was instrumental in helping me navigate a situation with a very difficult individual who refused to pay for their actions.”

The last mile

Changing the locks without us is a crime. With us, it’s the end of the problem.

You’ve done everything right for weeks. Then the tenant stays past the order and dares you to do something.

Utah law is clear: only a constable or sheriff may enforce an Order of Restitution. Do it yourself and you’ve committed a self-help eviction that can cost you more than the back rent ever did.

The process

How the lockout works

01

We serve the order.

Personally, or by posting if the court allows. The order itself states how long the tenant has to leave.

02

We schedule the lockout.

When the time runs out, we set a date and time with you. Bring a locksmith or new locks.

03

We show up first.

Deputies enter, confirm the unit is vacated or remove anyone still inside, and keep the peace while you change the locks.

You have your property back.

We file the return with the court. Anyone who returns is trespassing and can be arrested.

Tenant belongings

The order and Utah law govern what happens to property left behind, including notice and storage requirements. We’ll walk you through your obligations before lockout day so you don’t create a new liability on the way out of the old one.

FAQs

Lockout questions

How soon after the order can the lockout happen?

After the period stated in the order runs out. We schedule the lockout for the first available day after that.

What if the tenant is still inside on lockout day?

Our deputies remove them. That’s the point of using a constable.

Do I need to be there?

Yes, or your agent. You take possession and change the locks; we handle the people.

What about the tenant’s pets or vehicles?

Tell us in advance. We coordinate with animal services or towing as the order and law allow.
