Notice posting questions
Does the notice have to be handed to the tenant?
No. Utah allows three ways: delivery to the tenant, delivery to a person of suitable age at the residence, or conspicuous posting at the property. We use whichever the situation allows and record on the return exactly which one it was.
When does the three days start?
The day after posting. Utah’s 3-day notices run in business days, so weekends and legal holidays don’t count. Check your own notice and the Utah Courts eviction guide for landlords before you rely on a date.
Can you post several units in one building?
